Nairobi satellite land boom slows as prices lock out buyers

The rapid growth of land prices in Nairobi's satellite towns has slowed, with an average increase of 4.3% in the year to March 2026, down from 9.93% the previous year. The average price per acre has reached Sh33 million, making it difficult for middle-class buyers to afford. Highly sought-after locations like Juja and Ngong, which saw annual price growth of 18% to 21%, are now posting single-digit increases between 0.8% and 9%.
